Reports To: Project Manager
The Quantity Surveyor will manage all cost and financial aspects of building projects, from initial estimates to final accounts. This role ensures value for money while maintaining quality and compliance with legal and contractual obligations across all real estate projects.
Cost Planning & Estimation
Prepare initial cost estimates, bills of quantities (BOQs), and tender documents.
Conduct feasibility studies and advise on cost implications of design and construction options.
Prepare and analyze project budgets and forecasts.
Contract Administration
Draft, negotiate, and manage contracts with contractors and suppliers.
Evaluate and certify contractor claims, variations, and interim payments.
Ensure compliance with contractual terms and conditions.
Procurement & Tendering
Prepare tender documents and evaluate bids for accuracy and cost-effectiveness.
Advise on procurement strategy and selection of contractors.
Monitor material usage and ensure cost control during procurement.
Cost Control & Risk Management
Track and monitor project costs to prevent overruns.
Identify and mitigate potential financial and contractual risks.
Maintain detailed records of all financial transactions and cost changes.
Reporting & Final Accounts
Prepare periodic cost reports and cash flow forecasts.
Manage final account settlements and project close-out documentation.
Accuracy of BOQs and cost estimates.
Timely submission of cost reports and payment certificates.
Variance between projected and actual project costs.
Compliance with budgetary and contractual requirements.
Education: Bachelor’s degree in Quantity Surveying or related field.
Experience: 3–5 years of relevant experience in real estate or construction.
Skills & Competencies:
Strong numerical and analytical ability.
Knowledge of local building regulations and pricing trends.
Proficiency in MS Excel, AutoCAD, and QS software (e.g., CostX, Candy).
Certifications:
Membership with NIQS (Nigerian Institute of Quantity Surveyors) is an advantage.
